Holiday rental or monthly stay? What suits your Costa Blanca property

If you own a property on the Costa Blanca, sooner or later you will ask yourself this question. The short answer: it depends on your home, your area and how much you want to use it yourself. The useful answer follows.

What each model means

Holiday rental means short stays, by the night, to guests on holiday. It requires registration in the Valencian Tourism Registry as a tourist-use home (VT) and an intensive operation: cleaning between stays, check-ins and check-outs, prices that change daily.

Monthly stays are temporary contracts of 1 to 11 months: relocated professionals, families between selling and buying, remote workers. It is not tourist use, does not require the VT registration and has far less turnover.

The differences that matter

  • Income: holiday rental achieves a much higher nightly rate, but it is seasonal. Monthly stays earn less per night and far more predictably.
  • Legal requirement: holiday rental needs a valid VT registration (responsible declaration, five-year validity). Monthly stays are formalised with a temporary contract.
  • Community rules: if your building restricts tourist use, monthly stays are usually the viable alternative.
  • Wear and management: more turnover means more cleaning, more incidents, more management. Monthly stays reduce all of it.
  • Your own use: holiday rental lets you easily block weeks for yourself; with monthly stays the home is occupied for months at a time.

The strategy that wins in many homes: combine both

For many Costa Blanca properties the optimum is a mixed model: holiday rental in high season (when nightly rates justify the turnover) and monthly stays from October to May (stable income with no long calendar gaps). It is one of the first combinations we test when analysing a home, because it takes the best of each regime.
